Beachwood marks an important inflection point in our journey and represents the intentional formation of Max Impact as a platform for real estate and land development.
Purchased in 2025, the property was overlooked by many despite its generous 150’ × 100’ lot and clear severance potential. Despite the condition of the existing home, we recognized the opportunity and acquired the property well below market value.
The interior renovation has now been completed, with updated finishes and an improved layout that enhances functionality and livability. The project is currently listed for sale, while the broader land strategy continues to advance. The site is in the process of being severed into three lots, selling the renovated home and retaining the two newly created lots for future development.
Impact Opportunity Insight
Beachwood is our first project completed with a joint venture partner, expanding both participation and shared upside in wealth creation. By improving land use in alignment with Wasaga Beach’s growth, this project demonstrates how partnership and thoughtful development can enhance neighbourhoods while increasing long-term impact.
