The Impact Opportunity (IO) Model
The Impact Opportunity Model is how we align real estate performance with intentional generosity. Instead of viewing success only through financial return, we evaluate every project through two complementary lenses: ROI (Return on Investment) and IO (Impact Opportunity).
From the very beginning, each Impact Opportunity is intentionally structured with generosity built in. Before a project moves forward, a defined portion of profits is committed to giving. This ensures that every successful investment not only builds wealth for investors, but also creates tangible benefit beyond the project itself.
ROI measures what we earn.
IO measures what each project gives.
By designing generosity into the investment structure, impact is no longer optional or reactive. It becomes measurable, repeatable, and aligned with long-term stewardship.
This balanced approach allows us to pursue financially sound developments while intentionally creating good housing, strengthening communities, and multiplying generosity through every project we steward.
Why It Matters
Canada faces two pressing challenges: a shortage of housing and growing difficulty for families to build lasting, multigenerational wealth. We believe real estate, when stewarded well, can address both.
Through the IO Model, each project is designed to:
- Deliver strong, transparent financial performance
- Provide quality housing where families and tenants can flourish
- Direct a portion of success toward generosity and community benefit
- Create a rhythm of investing that builds both wealth and legacy
Impact is not something we hope for at the end. It is planned for at the beginning.
The IO Pathway
We don’t measure success solely in returns. We measure it in impact. IO is how we know we’re living out our mission: Growing meaningful wealth that empowers generosity and legacy.
Step 1: Identify
Find opportunities with strong financial fundamentals and meaningful potential for community benefit.
Step 2: Invest
Transparent partnerships in projects designed with clarity, integrity, and built-in generosity.
Step 3: Impact
Create quality housing, support local trades, and direct a portion of profits toward meaningful causes.
Step 4: Multiply
Turn success into legacy. Reinvest, give, and repeat. Allowing both capital and impact to compound over time.
